Market and projects
Bulgaria completed about 24,600 dwellings in 2025 according to preliminary quarterly data from the National Statistical Institute, roughly a third of them in Sofia.
Codes and approvals
Smoke control requirements for garages are in the ordinance on construction-technical rules and norms for fire safety, substantially revised in 2024–2025:
- Ordinance No. Iz-1971 of 29.10.2009 on construction-technical rules and norms for fire safety (amended in State Gazette No. 91/2024, 43/2025, 46/2025) — official text: smoke and heat exhaust is mandatory in underground and windowless garages with 10 or more cars per storey or garage cell and in enclosed above-ground and semi-basement garages with 20 or more (Art. 113(5)); mechanical systems are sized at 12 air changes per hour, 50% less with sprinklers (Table 14, Art. 123); fans at least F300 60 (Art. 119), reaching full capacity within 60 s (Art. 121); automatic water extinguishing in single-storey underground garages over 1,500 m² and multi-storey enclosed garages over 1,000 m² (Annex 1)
The ordinance does not mention jet fans: its rules (smoke reservoirs, 12 air changes per hour) are written for ducted and natural systems. A jet-fan scheme is therefore usually justified by calculation or submitted to the GDPBZN expert council (Art. 7), which asks for the design standard with an accurate Bulgarian translation. We confirm the approval route with the designer for each project.
Fire authority: General Directorate Fire Safety and Civil Protection (GDPBZN), Ministry of Interior.
Equipment documents
Wolter smoke exhaust fans are supplied with CE marking and a Declaration of Performance (DoP) under the Construction Products Regulation (EU) No 305/2011: they are tested to EN 12101-3, and factory production control is supervised by the notified body MPA Braunschweig.
Construction products in Bulgaria must come with instructions and safety information in Bulgarian (Ordinance No. RD-02-20-1, Art. 4).
Design considerations
Smoke exhaust fans must reach design capacity within 60 seconds of the command and be powered from a first-category supply with a 60-minute backup in fire-resistance degree I–II buildings (Art. 121).
How we work
Jetfans engineers handle selection, calculations and CFD remotely and prepare documentation in English and Russian; on site we work with local installation partners. Equipment from Germany and Korea is delivered to the construction schedule. We are looking for distributors and installers in Bulgaria.
