Market and projects
Poland completed 208,800 dwellings in 2025, 4.3% more than a year earlier, and 132,200 in January–August 2026 (+4.5%), according to preliminary data from Statistics Poland (GUS). Most homes are completed in the Masovian (Warsaw), Greater Poland (Poznań), Lesser Poland (Kraków) and Silesian voivodeships.
Codes and approvals
Garage requirements are set out in the technical conditions for buildings (WT 2002). They lapsed after 19 September 2026 and the replacement regulation has not been published yet; a transitional rule in the Construction Law allows designs to follow WT 2002 for another 18 months:
- Regulation of the Minister of Infrastructure of 12 April 2002 on technical conditions for buildings and their location (WT 2002) (last consolidated text Dz.U. 2022 poz. 1225; lapsed after 19 Sep 2026) — official text: smoke exhaust triggered by smoke detection in a closed-garage fire zone with no direct entry or exit, or larger than 1,500 m² (§ 277(4)); sprinklers in closed garages with more than two underground storeys or below the second underground storey (§ 277(3)); mechanical ventilation controlled by CO detectors in most closed garages (§ 108)
- Construction Law, Art. 102a — transitional rule (Dz.U. 2026 poz. 1161, in force from 2 Sep 2026) — official text: for 18 months from 20 Sep 2026, a design may follow the technical conditions in force until 19 Sep 2026 if the investor declares that it applies them
- Interior Ministry (MSWiA) Regulation of 7 June 2010 on fire protection of buildings (Dz.U. 2023 poz. 822, amended 2024 poz. 1716 and 2026 poz. 1276) — official text: a fire alarm system in underground garages with a fire zone over 1,500 m² or more than one underground storey (§ 28(1)(17)); fire-protection equipment is installed to a design agreed by a fire-safety expert (§ 3(1))
- MSWiA Regulation of 5 August 2023 on agreeing designs with a fire-safety expert (Dz.U. 2023 poz. 1563) — official text: agreement with a fire-safety expert (rzeczoznawca) is mandatory for multi-storey garages and single-storey closed garages that need smoke exhaust or sprinklers (§ 3(1)(6)) and includes a fire scenario (§ 5(3))
Polish rules name jet-fan smoke ventilation explicitly: WT 2002 allows it but denies it the longer escape distances granted to automatic smoke exhaust (§ 278(3)). The rules say nothing about CFD; in 2024 the Fire Academy (Akademia Pożarnicza) published guidelines on verifying jet-fan systems in enclosed garages with CFD simulation.

Equipment documents
Wolter smoke exhaust fans are supplied with CE marking and a Declaration of Performance (DoP) under the Construction Products Regulation (EU) No 305/2011: they are tested to EN 12101-3, and factory production control is supervised by the notified body MPA Braunschweig.
The declaration of performance must be supplied in Polish (Chief Office of Building Control, GUNB). The national “B” construction mark applies only to products not covered by a harmonised standard, so EN 12101-3 fans are supplied with CE marking.
Design considerations
Under WT 2002, smoke exhaust fans must be F400 120, or F600 60 where the smoke temperature exceeds 400 °C; other classes are allowed if a calculation of smoke temperature and fire-crew safety justifies them (§ 270(4)). The June 2025 draft of the new regulation keeps this rule and the special status of jet-fan systems. Wolter jet fans are available in F300 and F400 (120 minutes).
How we work
Jetfans engineers handle selection, calculations and CFD remotely and prepare documentation in English and Russian; on site we work with local installation partners. Equipment from Germany and Korea is delivered to the construction schedule. We are looking for distributors and installers in Poland.
