Market and projects
In 2025, 35,819 dwellings were started and 33,430 completed in Czechia (Czech Statistical Office), and in August 2026 housing starts were up 42% year on year. Underground and multi-storey car parks in residential and commercial projects are the main use for jet-fan systems.
Codes and approvals
Fire safety of garages is set by the Interior Ministry decree on technical conditions of fire protection and the Czech technical standards it refers to:
- Decree No. 23/2008 Sb. on technical conditions of fire protection of buildings (consolidated text from 1 Jan 2026) — official text: garages are designed to ČSN 73 0804 (§ 21(1)); garages for gas-fuelled vehicles need gas detection and effective ventilation (§ 21(2)); public underground garages need a voice alarm system (§ 21(5))
- ČSN 73 0804 ed. 2 — Fire safety of buildings: industrial buildings, Annex I “Fire safety of garages” (2023) — official text: whether a multi-storey garage needs smoke exhaust is decided in the fire-safety design (PBŘ)
- ČSN 73 6058 — Single, row and multi-storey garages (2011) — official text: operational ventilation of garages (Annex A)
- ČSN P CEN/TS 12101-11 — horizontal-flow ventilation systems for enclosed car parks (in force since 1 Jun 2024) — official text: the Czech edition of CEN/TS 12101-11:2022
Czech legislation does not regulate jet fans directly. According to the building-services journal TZB-info, jet fans with central extract fans are the most common solution in Czech car parks; they are justified with CFD in the fire-safety design, which the fire service reviews.
Fire authority: Fire Rescue Service of the Czech Republic (HZS ČR).
Equipment documents
Wolter smoke exhaust fans are supplied with CE marking and a Declaration of Performance (DoP) under the Construction Products Regulation (EU) No 305/2011: they are tested to EN 12101-3, and factory production control is supervised by the notified body MPA Braunschweig.
For CE-marked construction products, the declaration of performance and the instructions must be in Czech (Act No. 22/1997 Sb., § 13c).
Design considerations
A draft amendment to Decree No. 23/2008 would make smoke and heat exhaust mandatory in multi-storey garages with more than 10 spaces and automatic sprinklers above 40 spaces. As of October 2026 it is not in force.
How we work
Jetfans engineers handle selection, calculations and CFD remotely and prepare documentation in English and Russian; on site we work with local installation partners. Equipment from Germany and Korea is delivered to the construction schedule. We are looking for distributors and installers in Czechia.
